Is building regulations required for a garage? 
 
If you want to put up small detached buildings such as a garden shed or summerhouse in your garden, building regulations will not normally apply if the floor area of the building is less than 15 square metres and contains NO sleeping accommodation.

A porch is a simple extension and is one of the cheapest home extensions that you can have. 
A porch extension can be simply for hanging your coats and storing your shoes, or it can also include a down stairs wash room and toilet. 
 
It also helps prevent heat loss and can enhance the look of your property, a porch will also give a good first impression to buyers when you come to sell. 
 
Is planning permission required when having a porch built? 
 
When building a porch you should not need planning permission if your residence is a house. As a basic rule ... if no part of the porch is more than 3 metres above ground level, and the porch does not exceed a ground area of 3 square metres,and no component of the porch is within 2m of any highway or 2 metres from the boundary of the property...you should not need planning permission. 
 
Building Regulations Relating to Porch Building: Most people may not realise that building regulations approval is totally different to planning permission. When the porch area is lower than 30 square metres and is at ground level, all current disability access is preserved and the exterior door stays in place, building regulations approval will not be needed.
